Summer is finally here!
The days have been magnificent. Not a drop of rain or snow in June. For us temperatures in the 70′s are like the 80′s elsewhere, except to get cool, all you need to do is step into the shade of a tree. It’s Sunday, but for a busy real estate agent, that just mean I could sleep a little longer. I still have to go see a lot out south of town, and a house. We’ll squeeze some time in to take a hike with the dogs. and work on Executive Resorts Real Estate site, clarifying I now sell real estate through Coldwell Banker Rounds and Porter
another 550 acres will be added to the terrain already existing on peak 7, 8, 9, & 10. Wow! When we got to town 32 years ago, peak 9 was new, and since then first 10, then 7 were added. Will Mt. St Helen or Peak 5 be next?

and it’s hard to get excited about most of them. I did see a home on the Blue River yesterday, that takes such advantage of the river ( now raging) that it makes your heart race. It’s $1,300,000 for a newer simple but still luxury home, that Joe Sakic used to own. The log homes listing at $674,900, in the Spillway with a 2 car detached garage, is still the hands down winner for value, setting, a maintenance free home. I really mean it when I say if I had the spare cash, I would buy it in a minute. with 4 bedrooms and 3 baths, that riverfront setting less than a mile to Main street, it is an ideal vacation home or a very hot rental when not being used by the family. Then , on the other end of the scale are the Cottages of Shock Hill. Cottage is understated term for these knock out single family homes, a few steps from the gondola. Fabulous stone interior and exteriors, hand-made metal work throughout, the top of the line appliances in these 4 & 5 bath homes make you wonder why someone would try to buy a lot for near a $1,o00,000., that could never be as close to the gondola unless you’re wiling to spend $3,000,000 for the land, then risk a custom architectural plan, and then hope your builder is up to snuff.
For the folks with the greenbacks. the cottages are the place.
Ginger our miniature labradoodle was barking, so Sal looked out the kitchen, and said “bear:. I ran to the front door, half glass, and he was on his hind legs, just reaching for the door knob, and I locked it. Till I ran to get my camera, he was on his way, but, I got a few fair shots. He was a baby, which makes me wonder where mom is? I hope I don’t find out when I go out to walk the dogs tonight, before we all go out to bed.

31 years in Breckenridge Co, that’s a first. Strangely enough it was on Red Fox Circle. We were out looking at low priced wooded lots, some with views that could vie with the view of Torres Del Paine.
There are some good news to this economy. You can buy a piece of heaven for under $100,000. Sorry, I have to go back to the American Idol finale! The best music show of the year.
For the rest of the world it’s spring, but no so much here. As promised I did get out and see some new real estate. Most of it wasn’t too exciting. I saw a home near $3,000,000 on a lovely 1/2 site overlooking the town and the ski area, but, there were a lot of issues that made it imperfect. It’s exterior wasn’t exciting, and a bunk room that sleeps 4 and a king bedded lovely guest room share a bath. 6 people in a luxury home in ski country sharing one bath. Perhaps in 1965, but not 2011. I saw two apartments, an unusual term in Breckenridge. Brand new, a 1 bedroom and a 2 bedroom, both very lovely, right in downtown Breck, but they have to be owned by the same buyer, and the asking price is $1,599,000. On days like this I feel like I have been dropped on my head. Then I saw a restored commercial space, in a highly visible location, pretty small, but with a full height basement, that is very interesting, especially at the $499,000 asking price. I could visualize a new age Chipotle, where 50% of the business is take out. It’s a good buy, and maybe there is a little wiggle room. Lastly I saw a riverfront log cabin that is about to come on the market. My bet is if it’s price right, it will be gobbeled up real fast.

I begin to see each and every listing for Breckenridge in the MLS, in search for the very best buys in the market. I suspect it will take me a month, or more, and I will post what I find each day I go out. After selling real estate here for 31 years, I think my opinion is valid.
I just came back from taking my dogs for a walk, under a full moon, in the very beautiful Spruce Valley Ranch. I suspect it’s just about time for the local creatures to wake up, the bears coming out of hibernation, the mountain lions and the lynx are hungry, the deer, Elk and Moose are heading back up to the high country as the snow melts. I saw deer, elk, bighorn sheep, along I-70 today on our way back from Denver. And in downtown Breck, the biggest Canadian goose, getting ready to make a mess of the Breckenridge Golf Course.

For anyone who minds high summer temperatures, join us for a top temperature of 83 degrees, and air conditioning means opening a window, or stepping into the shade of one of our many trees. For those who can’t live with this season, do as we did and buy a pied a terre in Denver, where our tulips have passed and the peonies are about to open. Or hit the beach this month.
